Appraisal Executives was founded by Timothy Close, a Massachusetts Certified Residential Real Estate Appraiser (#75469). Our team of dedicated appraisers are determined to produce high quality appraisals in a timely manner, while giving our clients a good value and competitive pricing. We are a growing company that provides superior service.
Our president has been a member of the Massachusetts Board of Real Estate Appraisers (MBREA) since 2006, and serves on their Government Affairs Committee.
We currently have appraisers in Massachusetts whose regular area of business include towns in: Bristol County, Dukes County, Essex County, Middlesex County, Norfolk County, Plymouth County, Suffolk County, and Worcester County.
We have plans to branch out to New Hampshire and Rhode Island in the near future, and can refer work to appraisers who routinely appraise outside our area of expertise.
We appraise residential "real property", including single-family houses, 2-4 family houses, condominium units, and land. Commercial real estate appraisals are referred to commercial appraisers outside our company at this time.
Refinance Appraisals
We value your clients' home based on the current market for similar properties. These are ordered by the lender.
New Construction Appraisals
We appraise the market value of the completed house or condominium, based on the current market, as if the construction were completed, and value the existing plot, at the time of inspection.
Divorce Appraisals
We typically give a value based on the current market or the date of the divorce, depending on the client's requirements.
Estate Valuation Appraisals
We typically give a retrospective value of the property based on the market value of that property on the date of death, for tax and probate purposes. However, often a different date is needed, instead, and will be determined by the estate's attorney or accountant.
Tax Abatement Appraisals
We give a market value for the property as of the effective date of the tax valuation, based on retrospective sales, and compare it to the municipality's valuation of similar properties. We also show the difference between the assessed value and sale price of recently sold properties.
Portfolio Valuation Appraisals
We value the properties in your portfolio so you can plan for tax purposes and better management of your assets.
Bail Bonds Appraisals
We appraise market value of the property for bail bond collateral.
Multi-Family to Condo Conversion Appraisals
We appraise the apartments in a multi-family as if they were converted to a condominium, in order to determine the feasibility of conversion to a condominium will be profitable.
Pre-Listing Appraisals
Sometimes buyers and agents have vastly different opinions about where to price a property. We appraise the property for you and your client, to get an independent opinion of where the property sits in the market, compared to comparable properties.
Inter-Family, Pre-Purchase Appraisals
We determine the market value of a property in order for the family to determine what price to sell/purchase a property for, without placing the property on the market.
Mortgage Appraisals
We appraise properties as of the date of inspection, to help underwriters make a determination on whether to fund a new mortgage or convert an existing mortgage.
Bankruptcy Appraisals
We determine the market value of your property to help your attorney determine the total value of your assets in a bankruptcy protection proceeding.
Foreclosure Appraisals
We determine the market value of the property to help the lender determine whether it is worth starting the foreclosure process, or renegotiating with the borrower.
